Eagle Bay spread a down south statement retreat

Eagle Bay spread a down south statement retreat

Perth residents have long considered a beach house “down south” as the ultimate badge of financial success, with homes in prestigious Eagle Bay, two and a half hours south of the CBD, the jewel in the southern real estate crown.

Selling agent Andrew Hopkins of JHY Realty, said the home, designed by award winning local architect Dane Richardson, was one of the stand-out properties in the region and undoubtedly one of the best Eagle Bay homes to hit the market in the last ten years.

“It’s located in the old part of Eagle Bay, on probably the highest vantage point in the bay, giving it some of the area’s most spectacular views, and it’s virtually brand new,” he said.

Designed to capture the sweeping views of spectacular Eagle Bay, renowned for its crystal clear waters and pristine white sand, the home features views from almost every room and is set on an elevated 2000-plus square metre block.

The ground level master suite, which would be at home in some of the world’s most exclusive resorts, provides a secluded sanctuary and boasts top of the range fixtures and finishes, an open ensuite bathroom, extensive built-in robes for the ultimate holiday wardrobe and opens onto a sheltered private courtyard.

The entertainer’s dream kitchen is arguably this home’s ultimate centrepiece with its ocean views, top of the range European appliances, expansive Caesarstone bench tops and bi-fold doors that open out onto a breathtaking oceanfront terrace with additional built-in kitchen overlooking a spectacular in ground pool.

Dual living areas and ample accommodation lend this property an additional element of versatility and the added option of deriving an additional income for those who may choose to offer it as a luxury beach front rental.

Although Domain Group data for the region reveals the impact the downturn in the local economy has had on the prestige holiday market, local agents are reporting heightened levels of interest and activity as green shoots begin to emerge.

Data shows the number of sales in Eagle Bay each year generally remains in single figures, and recovery has been slow with the median sales price in the enclave slipping from a high of $3.08m at the height of the boom in 2011 back to $1.02m as at December 2017.

However Mr Hopkins said the agency’s January had been the busiest he can remember in years with this home in particular attracting strong interest from locals and buyers from as far afield as Singapore, Hong Kong, Melbourne and Sydney.

Surrounded by some of the region’s premier wineries and home to many of Western Australia’s best restaurants, it also boasts some of the world’s best surfing beaches and a laid back culture that most of us can only dream of.

Mr Hopkins expects said he expected the bidding on this home to be “in the region north of $4.5m”.

36 Eagle Crescent, Eagle Bay, is for sale through JHY Realty Dunsborough and will be auctioned on site on February 17 at 11am.
